Flake and chip: the same thing
“Flake” is the term installers use. “Chip” describes what it looks like. Both name one system: we broadcast coloured vinyl flakes into a wet pigmented epoxy base, then seal everything under a clear topcoat. If two companies quote you a “flake floor” and a “chip floor,” they’re quoting the same build — so compare the preparation and the topcoat, not the name.
Quartz: a different system at a different price
Quartz uses graded quartz aggregate rather than vinyl flake. The result is a denser, more textured surface built for heavier duty — and it costs more, starting at $15 per square foot against flake’s starting point of $6. It’s worth it in specific situations: commercial kitchens, wet areas where maximum grip matters, floors taking sustained industrial traffic.
For most homes and most light commercial spaces, flake is the right answer and quartz is more system than the floor needs. Javier will tell you which one your space actually calls for during the estimate — including when the cheaper option is the correct one.
Where metallic fits
Metallic epoxy is a smooth, swirled finish for interior spaces only — it isn’t UV stable and has no texture, so it’s unsuitable for anything outdoors or anywhere that gets wet. It’s a design option rather than a working surface, and we don’t recommend it for garages, patios or pool decks.
What Does a Flake Epoxy Floors Cost in Brevard County?
Flake floors run $6 to $15 per square foot depending on the size of the area, the condition of the slab, flake density and topcoat selection.
For the spaces we’re asked about most:
- $1,800 — one-car garage, 250–300 sq ft
- $2,500 — two-car garage, 400–500 sq ft
- $3,300 — three-car garage, 580–750 sq ft
- $2,000 — patio or lanai, 200–400 sq ft
Those are starting points for concrete in reasonable condition. What moves the figure is what’s found on the slab: an old coating or paint that has to come off, cracking beyond a surface fill, or moisture pushing up through the concrete. Standard crack and pit repair is included in the quote — it isn’t raised as an extra once work has started.
How a Flake Floor Is Built
Grinding and preparation. We diamond grind the concrete to create the surface profile the coating needs to bond into. Whatever is already on the slab comes off at this stage, we repair cracks and pits, and we vacuum everything clean. The concrete has to be completely clean and dry before anything else happens — this step decides whether the floor still holds in year five.
Pigmented base coat. Next comes a coloured epoxy base, usually chosen to complement your flake blend. This base shows between the flakes and gives the finished floor its depth.
Flake broadcast. We broadcast the flakes by hand into the tacky base coat. A partial broadcast leaves some base colour visible for more variation; a full broadcast gives complete coverage and a more uniform look. Most Brevard homeowners go partial. Once it cures, we scrape the surface back and vacuum it so it feels comfortable underfoot rather than sharp.
Clear topcoat. Finally, polyaspartic goes over the top — we choose it for UV stability and faster cure, both of which matter in Florida. This layer carries the abrasion and chemical resistance, and it locks the flakes permanently in place.
How Long Does It Take, and When Can You Use It?
A standard residential garage is a one-day install — grinding through topcoat in a single visit. Larger areas, multiple rooms or slabs with an existing coating to remove take longer. Curing is separate from installation and we don’t compress it:
- 24 to 48 hours before foot traffic
- 3 to 5 days before parking a vehicle
Those windows let the system reach full hardness. Walking or driving on it early is the most common way a good installation gets marked in its first week.
Where Flake Floors Work Best

Covered lanais and patios. The texture gives grip and the finish suits outdoor living areas. Note the warranty difference below — anything weather-exposed is covered for 5 years rather than lifetime.
Laundry rooms and mudrooms. High traffic, frequently wet, and no grout lines to scrub. Flake is well suited to both.

How Long Does It Last in Florida?
The honest answer: lifespan depends far more on the slab and the preparation than on the coating itself. A flake system over properly ground, sound, dry concrete performs for many years. That same system over a slab nobody opened up correctly, or one with moisture moving through it, can start lifting inside two.
Flake handles thermal movement well — the flake layer distributes expansion and contraction rather than concentrating it — and the polyaspartic topcoat resists the UV that yellows and chalks lesser finishes.
What we put in writing: a lifetime warranty on interior installations against delamination and manufacturer defects, and a 5-year warranty on weather-exposed surfaces such as patios and lanais and pool decks. The warranty doesn’t cover normal wear from everyday use — no coating on the market does.
