How Does Existing Concrete Affect an Epoxy Project in Rockledge?

Rockledge runs along the Indian River with a mix of established streets and newer construction, and the concrete tells you which is which. Older slabs carry decades of settling and staining; newer ones are clean but sometimes still releasing moisture. Epoxy flooring in Rockledge, FL works on both — as long as somebody checks the slab properly before anything goes down.

DJ Epoxy Solutions is a family-run business in Palm Bay, a short run up I-95. Javier Arnaez, our owner, has more than 30 years in construction and is on site for every job. When you call (321) 398-1343 you reach him, not a sales team.
What Does Epoxy Flooring Cost in Rockledge?
Our systems run $6 to $15 per square foot. For the spaces we’re asked about most:
- $1,800 — one-car garage, 250–300 sq ft
- $2,500 — two-car garage, 400–500 sq ft
- $3,300 — three-car garage, 580–750 sq ft
- $2,000 — patio or lanai, 200–400 sq ft
Those assume a slab in reasonable shape. What moves the figure is what Javier finds on site: an old coating that has to come off, cracking beyond a surface fill, or moisture pushing up through the concrete. Standard crack and pit repair sits inside the quote — nobody brings it up later as an extra.
This is why we don’t price floors over the phone. Javier looks at the actual concrete and hands you a written figure before anything goes on the calendar.
How Long Does It Take?
Installation time depends on the concrete condition, preparation required, selected coating system, project size and site conditions. Confirm the installation schedule for the actual floor with Javier before planning access or moving belongings. Interior rooms, patios and larger areas vary with size and slab condition. For a realistic schedule on your project, plus how booking works and what to expect on the day, call Javier at (321) 398-1343. He runs the calendar himself and gives you actual dates.
Curing runs separately and we don’t compress it:
- about 8 hours before foot traffic
- about 72 hours before parking a vehicle
DJ Epoxy Solutions generally recommends about 8 hours before walking and about 72 hours before vehicles or heavy use after the completed installation. These are return-to-use guidelines, not a promise of full cure. The selected system, site conditions and Javier’s project-specific instructions determine the actual timing.
These are general return-to-use guidelines, not a promise of full cure. Driving on early leaves marks that don’t come out, so you get your specific dates written down before we leave.
Older Slab or Newer Build — Does It Matter?
It matters more than the finish you pick, and it’s the main thing Javier assesses in Rockledge because the housing stock varies so much street to street.
Older homes near Fiske Boulevard or Barton Boulevard often have slabs with years of oil soaked in, previous sealers, or hairline cracking from settling. None of that rules out a coating — it just has to be dealt with during grinding rather than covered over. Staining that’s soaked deep sometimes needs treatment before the base coat.
Newer builds along Murrell Road are usually clean concrete with nothing to remove, which is close to ideal. The catch is moisture: fresh concrete keeps releasing water upward for weeks after the pour, and coating a slab too early traps it underneath. If your home was finished recently, Javier will ask when the slab was poured and tell you honestly whether it’s worth waiting.
What Goes Into the Floor
Preparation decides everything. We diamond grind the concrete to open the surface so the coating bonds mechanically into it instead of sitting on top — this is where any old paint or sealer comes off, because almost nothing bonds reliably over a previous finish. Cracks and pits get repaired, then we vacuum everything clean.
After that, a pigmented epoxy base goes down and flake is broadcast into it while it’s wet. Once cured we scrape the surface back and vacuum, so it feels comfortable underfoot rather than sharp. Two coats of polyaspartic seal it in — that’s the layer carrying abrasion resistance, chemical resistance and UV stability.
Every quote covers the on-site evaluation, full preparation, industrial-grade materials, your flake color blend, the topcoat, complete cleanup, a walkthrough with Javier, and written warranty terms.
Flake is what most Rockledge properties get. Quartz is a separate system at a higher price point where a heavier-duty surface is called for — see how flake and quartz compare. Metallic is interior-only and not something we recommend for garages or outdoor areas.
Which Spaces Do We Coat in Rockledge?
Garages. The most common project, and usually the one that leads to others. Oil, chemical spills and tire marks wipe off a sealed floor instead of staining it. More on garage epoxy across Brevard County.
Interior rooms. Kitchens, laundry rooms, hallways and sunrooms — one continuous surface, no grout to scrub. See residential epoxy flooring.
Pool decks, patios and lanais. Flake texture gives grip, and we add a non-slip additive to the topcoat on any surface that stays wet. The coating handles pool chemicals and cleans with a rinse. See pool deck coatings in Brevard County.
Commercial floors. Retail, offices and workshops along the US-1 and Barton corridors. More on commercial epoxy flooring.
What Does the Warranty Cover?
Interior installations carry a lifetime warranty against installation and manufacturer defects — enclosed garage floors and everything inside the house.
Which Areas Around Rockledge Do We Cover?
We work throughout Rockledge — the Fiske Boulevard and Barton Boulevard neighborhoods, the Murrell Road corridor, the older streets near the river along US-1, and out toward Viera Boulevard. That covers ZIP codes 32955 and 32956.
Around it we cover Cocoa and Merritt Island to the north, Suntree and Viera just south, then Melbourne and Palm Bay. Pricing stays the same regardless of the drive.

Why Rockledge Homeowners Call Us
Two floors can look identical the day the crew leaves and be in completely different condition eighteen months later. The difference is rarely the material — it’s whether the slab was opened up properly first, and whether anyone checked for moisture before starting.
Javier came up through construction rather than coatings sales, and it changes what he asks before quoting. When was this slab poured? Has it been sealed before? Where does water sit after a storm? Is that staining on the surface or soaked through? Those questions decide whether the warranty ever gets tested.
We’re a five-star rated local company, we install industrial-grade resins, pigments and sealers, and the owner is there from the first pass of the grinder to the final walkthrough. If your slab isn’t ready, he says so at the estimate rather than coating over the problem — and comes back when it is.

When can I park on it?
After about 72 hours. Foot traffic is fine at about 8 hours.
My house was built recently. Can the garage be coated already?
Often yes, but fresh concrete needs time to release moisture first. Javier will ask when the slab was poured and tell you honestly if waiting a few more weeks is the better call.
My garage floor has old oil stains. Is that a problem?
Usually not. Surface staining comes off during grinding. Oil that has soaked deep into the slab sometimes needs treatment first, and Javier will identify that at the estimate.
What warranty do I get?
Lifetime on interior installations against installation and manufacturer defects.
