What Should Vero Beach Businesses Check Before Choosing Flake Flooring?

Planning commercial Flake flooring in Vero Beach starts with the actual operating conditions: foot traffic, carts, equipment, spills and cleaning. Discuss the existing concrete, drainage, proposed texture and any applicable inspection requirements before choosing the system. A seamless appearance alone does not establish hygienic performance, load capacity or inspection approval.

DJ Epoxy Solutions is a family-run business based in Palm Bay, and we work down the coast into Indian River County regularly. Javier Arnaez, our owner, has more than 30 years in construction and supervises every job personally — no subcontractors. Call (321) 398-1343 for a free commercial estimate.
How Much Does Commercial Flake Flooring Cost in Vero Beach?
Commercial work is quoted per project rather than off a price list, because no two businesses have the same slab or the same constraints. As a general reference, our epoxy systems run $6 to $15 per square foot, and where a commercial job lands inside that depends on four things:
- Square footage. Larger continuous areas cost less per foot than the same total area broken into rooms.
- What’s on the slab now. Old tile, adhesive, existing coatings or sealer all have to come off first, and that’s often the single biggest variable in a commercial quote.
- Layout complexity. Fixed equipment, coolers, shelving and tight corners slow down both grinding and application.
- Scheduling. Overnight or weekend work costs more than weekday access to an empty space.
You get a written estimate breaking out materials, labor, timeline and warranty terms before anything is committed. Javier measures the space himself and assesses the slab — commercial quotes don’t get done off a floor plan.
How Long Will Your Business Be Affected?
This is usually the real question, and the honest answer is that it depends on square footage and how much preparation the slab needs. A small retail floor moves quickly; a warehouse with an old coating to remove does not. Javier gives you a specific schedule with your estimate, not a range.
Installation time, return to use and full cure are separate decisions. The following references are general guidance after completed installation; the selected system, site conditions and Javier’s instructions determine when the actual business can reopen:
- about 8 hours before foot traffic
- about 72 hours as a general guide before vehicles or heavy use, subject to the selected system, conditions and project-specific release instructions; confirm equipment use separately
DJ Epoxy Solutions generally recommends about 8 hours before walking and about 72 hours before vehicles or heavy use after the completed installation. These are return-to-use guidelines, not a promise of full cure. The selected system, site conditions and Javier’s project-specific instructions determine the actual timing.
A reopening date needs an assessment of the actual equipment, wheel or point loads, cleaning and chemical exposure. Do not treat the general 72-hour reference as automatic permission to operate a forklift or pallet jack. Confirm the release instructions for the project before moving equipment onto the floor.
For businesses that can’t close, we work evenings and weekends. Grinding is loud and generates dust even with vacuum extraction, so it genuinely can’t happen while you’re serving customers — but it can happen after you lock up.
How the Installation Works
Step 1 — Preparation. We diamond grind the slab to open the surface and create the profile the coating needs to bond into. Anything already on the concrete comes off. Cracks and pits are repaired, and this is included in your quote rather than billed as a change order. Then everything gets vacuumed clean.
Step 2 — Base coat and flake. The epoxy base goes down and flake is broadcast into it while it’s wet. Once cured, the surface is scraped back and vacuumed so it’s smooth to walk on and easy to mop rather than sharp underfoot.
Step 3 — Topcoat. Confirm the topcoat and complete coating specification proposed for the floor. Industrial-grade resins can resist a range of chemicals and oils, but performance varies with the substance and duration of exposure. Provide the actual cleaning products, spills and operating conditions so the application can be evaluated individually.
Which Businesses Is Flake Right For?
Flake is the system most Vero Beach commercial clients end up choosing, and it’s the one we recommend for the majority of spaces.
Restaurants and commercial kitchens. Discuss food-service use, grease, water, cleaning products, cleaning temperature, drainage and traction requirements. A seamless finish does not remove the need for cleaning and maintenance or guarantee that a wet floor cannot be slippery. Evaluate the proposed system and supporting documentation against the actual project requirements.
Retail and showrooms. The blend can be matched to your brand colors, and the texture hides the wear patterns that develop in walkways. Daily maintenance is a dust mop.
Warehouses and shops. Identify equipment weight, load distribution, wheel traffic and the structural capacity of the existing concrete slab. A polyaspartic topcoat or resin compressive-strength figure does not establish the floor’s load-bearing capacity. The selected system and installation conditions must be assessed for the actual operating needs.
Offices and clinics. Continuous, non-porous and easy to sanitize.
Quartz is a separate system at a higher price point, suited to spaces needing a heavier-duty surface. We break down how flake and quartz compare if you want the detail. Metallic finishes are interior-only and function as a design option rather than something we recommend for working commercial floors.
What Warranty Covers a Commercial Floor?
Interior commercial installations carry our lifetime warranty against installation and manufacturer defects. Normal wear from business operations isn’t covered — that’s true of any coating, and we’d rather say it plainly than have it come up later.
Maintenance is straightforward: sweep or dust mop daily, damp mop as needed, and avoid harsh abrasives. There’s no grout to scrub and no sealing schedule to keep up with.
Which Areas of Vero Beach and Indian River County Do We Cover?
We work throughout Vero Beach — the downtown and Miracle Mile business districts, the 20th Street corridor, the commercial areas along US-1 and SR-60, and out to the island along Ocean Drive. That covers ZIP codes 32960, 32962, 32963, 32966 and 32967.
Beyond the city we cover Sebastian, Micco, Roseland and Indian River Shores, and north into Brevard County where we handle commercial epoxy work throughout the Space Coast. Coming down from Palm Bay is a routine trip for us, not a special arrangement, and pricing doesn’t change based on the drive.

Why Vero Beach Businesses Work With Us
Commercial flooring failures are almost never about the material. They’re about preparation that got shortened because a business needed to reopen, or a coating that went down over something it shouldn’t have. The floor looks fine for a season and then starts lifting in the highest-traffic lane.
Javier came up through construction rather than coatings sales, and it changes what gets asked before a quote goes out: what’s underneath, whether there’s a moisture path, how the slab was originally finished, where the drains sit, what chemicals hit this floor daily. On a commercial job those answers determine the entire specification.
We’re a five-star rated local company, we install industrial-grade resins, pigments and sealers, and the owner is on site from the first pass of the grinder to the final walkthrough. If it turns out your timeline and a proper installation don’t fit together, he’ll tell you that at the estimate rather than after you’ve closed for three days. You can also connect with Javier on LinkedIn for project updates.
Frequently Asked Questions
How much does commercial flake flooring cost in Vero Beach?
Commercial projects are quoted individually. As a reference, our systems run $6 to $15 per square foot, with the final figure depending on square footage, what has to be removed from the slab, layout complexity and scheduling. Every quote is written and itemized.
Can you work while we stay open?
Discuss operating hours, access, dust, noise and acceptable downtime before agreeing on the schedule. Evening, weekend or phased work must be confirmed for the actual project rather than assumed.
When can we reopen?
DJ Epoxy Solutions generally recommends about 8 hours before walking and about 72 hours before vehicles or heavy use after the completed installation. These are return-to-use guidelines, not a promise of full cure. The selected system, actual conditions and Javier’s project-specific instructions determine the release time. Business reopening also requires a project-specific decision about equipment, chemicals and cleaning.
Will it pass a restaurant inspection?
A coating does not automatically establish that a restaurant will pass an inspection. Provide the applicable project requirements and discuss the proposed system, cleaning, drainage, texture and supporting documentation before agreeing on the scope.
Can it handle forklifts?
Forklift use must be evaluated for the selected flooring system, equipment weight and load distribution, operating conditions and the structural capacity of the existing concrete slab. A topcoat or resin strength figure alone does not establish the floor’s load-bearing capacity. Confirm project-specific return-to-use instructions before operating equipment.
What does the warranty cover?
A lifetime warranty on interior commercial installations against installation and manufacturer defects. Normal wear from business operations is expected and not covered.
