Flake Garage Floors in Sebastian, FL — Done in One Day
A garage in Sebastian works differently than one further inland. You’re a few minutes from the Indian River Lagoon, the air carries salt, and a lot of garages here hold a boat, a trailer, fishing gear or a workshop rather than just cars. That’s harder on a slab than daily commuting is. A flake garage floor in Sebastian, FL seals the concrete into one continuous surface that handles all of it and cleans up with a mop.
DJ Epoxy Solutions is a family-run business based in Palm Bay, about twenty minutes up US-1. Javier Arnaez, our owner, has more than 30 years in construction and is on site for every job — no subcontractors, no crews sent down from somewhere else. Call (321) 398-1343 for a free on-site estimate.
How Much Does a Flake Garage Floor Cost in Sebastian?
Flake garage floors start at $1,800. Pricing follows the size of the slab:
- $1,800 — one-car garage, roughly 250–300 sq ft
- $2,500 — two-car garage, 400–500 sq ft
- $3,300 — three-car garage, 580–750 sq ft
Across our systems, coatings generally run $6 to $15 per square foot. Every quote covers surface preparation, materials, installation and written warranty terms — there’s no separate line for crack repair that appears once the work has started.
Those are starting points for concrete in reasonable condition. What moves the number is what Javier finds on the slab: an old coating or paint layer that has to come off, cracking that goes beyond a surface fill, or moisture pushing up through the concrete. That’s why we don’t quote garages over the phone — he comes out and looks at it first.
How Long Does It Take?
A standard residential garage is a one-day install. Preparation, base coat, flake and topcoat all happen in the same visit. You clear the garage the night before, we arrive in the morning, and the floor is finished before we leave.
Larger garages, heavily damaged slabs or floors with an existing coating to remove will need more time. If you want a realistic schedule for your specific garage — including how booking works and what to expect on the day — call Javier at (321) 398-1343. He’d rather give you accurate dates up front than a generic promise.
Curing is a separate clock and we don’t compress it:
- 24 to 48 hours before walking on it
- 3 to 5 days before parking a vehicle, boat or trailer on it
The second window matters more than people expect around here. Trailer jacks and boat stands concentrate weight onto a very small footprint — far more pressure per square inch than a car tire — and a floor that hasn’t fully hardened will take a permanent dent from one. Javier gives you your specific dates before he leaves the property.
Will It Hold Up to Salt Air and Humidity?
Bare concrete near the lagoon has two problems. It’s porous, so salt and moisture work into the surface and slowly break it down; and it sweats in high humidity, which is why an untreated garage floor always feels slightly damp and dusty at the same time.
A properly ground and coated flake system seals the slab into one continuous surface with no seams and no exposed concrete face. Salt, sand and water sit on top and rinse off rather than soaking in. It resists the oil, fuel and fish-cleaning mess a working garage collects, and it stops the dusting that gets into everything stored along the walls.
The polyaspartic topcoat adds UV stability, which matters if your garage door faces west or spends much of the day open.
What’s Involved in the Installation
The whole job hinges on preparation. We diamond grind the slab to open the surface so the coating bonds mechanically into the concrete instead of resting on top of it — this is also where any existing paint or coating comes off, since almost nothing bonds reliably over an old finish. Cracks and pits get repaired, then everything is vacuumed clean.
After that, the coloured epoxy base goes down and flake is broadcast into it while it’s still wet. Once cured, we scrape the surface back and vacuum it so it’s comfortable underfoot rather than sharp. Two coats of polyaspartic seal it in, and that’s the layer carrying abrasion resistance, chemical resistance and UV stability.
You’ll also hear flake called “chip” — same system, same product, just a different word for it. There are effectively unlimited blend combinations, from quiet earth tones to something with more contrast, and Javier brings samples so you can see them in your own light before deciding.
Quartz is a different system at a higher price point, suited to floors that need maximum texture and durability; we explain how flake and quartz compare in detail. Metallic is interior-only and isn’t something we recommend for a garage.
What Does the Warranty Cover?
The enclosed garage floor — the slab inside the door — carries our lifetime warranty against delamination and manufacturer defects.
Anything exposed to weather carries a 5-year warranty: the driveway apron outside the door, patios and lanais, and pool decks. Constant sun, UV and thermal cycling are a harder job for any coating than a covered slab, and we’d rather give you the accurate number outdoors than a promise the material can’t carry. Javier marks exactly where that line falls on your property during the estimate.
Which Areas Around Sebastian Do We Cover?
We work throughout Sebastian (32958) — the neighbourhoods off Barber Street and Roseland Road, the Sebastian Highlands, and out toward the riverfront near the Indian River Lagoon and Riverview Park.
Around it we cover Roseland, Micco, Fellsmere, Wabasso and Indian River Shores, plus Vero Beach to the south. North of the county line we handle garage floors throughout Brevard County. Coming down US-1 or I-95 is a routine trip for us, and pricing doesn’t change based on the drive.
Why Sebastian Homeowners Call Us
Two garage floors can look identical the day they’re finished and be in completely different condition eighteen months later. What separates them is almost never the material — it’s whether the slab was properly opened up before anything went down, and whether anyone checked for moisture first.
Javier came up through construction rather than coatings sales, and it shows in what he checks before quoting: how the slab was originally finished, whether there’s a moisture path from the apron, where water sits after a storm, whether staining is on the surface or soaked through. Those aren’t upsells — they’re the questions that determine whether the warranty ever gets tested.
We’re a five-star rated local company, we install industrial-grade resins, pigments and sealers, and the owner is there from the first pass of the grinder to the final walkthrough. If your slab isn’t a good candidate, he’ll tell you that at the estimate rather than coating over the problem.
Frequently Asked Questions
How much does a flake garage floor cost in Sebastian?
From $1,800 for a one-car garage, $2,500 for a two-car and $3,300 for a three-car. Final pricing depends on slab condition and size. Estimates are free and done on site.
How long does it take?
One day for a standard residential garage. Larger or damaged floors take longer — call (321) 398-1343 and Javier will give you a realistic schedule for your garage along with how booking works.
When can I park on it?
After 3 to 5 days. Foot traffic is fine at 24 to 48 hours. The same applies to boats and trailers — jack stands concentrate a lot of weight into a small area and will mark an uncured floor.
Does salt air from the lagoon damage the coating?
The sealed surface is continuous and non-porous, so salt and moisture sit on top and rinse off rather than working into the concrete the way they do with a bare slab.
My garage floor is already painted. Can you coat over it?
Not over it — the existing paint is ground off during preparation so the new system bonds to bare concrete. We handle that as part of the job, and Javier will tell you at the estimate how much it adds.
What warranty do I get?
A lifetime warranty on the interior garage floor against delamination and manufacturer defects, and 5 years on exterior surfaces like the driveway apron and patios.
