Will It Be Hot? Will It Be Slippery?
These are the two questions every pool owner asks, and both deserve a straight answer.
Temperature. Color does the work here. A light blend reflects noticeably more sun than a dark one and stays more comfortable underfoot in July. No coating makes a Florida deck cold in August — anyone telling you otherwise is overselling — but the difference between a light finish and dark bare concrete is real, and it’s the single most useful decision you’ll make. Javier brings samples so you can compare them in your own light.
Traction. The flake system has texture built into the surface, and we add a non-slip additive to the topcoat on every pool deck. Quartz aggregate goes further — it’s the most heavily textured finish we install, and a common choice where children run. The texture is graded to stay comfortable on bare feet rather than abrasive.
We never install metallic finishes around a pool. Metallic is a smooth interior system with no texture at all, and smooth plus wet plus barefoot is a combination we won’t put anyone in.
How Much Does a Pool Deck Coating Cost?
Flake coatings for patios, lanais and pool surrounds start at $2,000 for a typical 200–400 sq ft area. Across our systems, coatings run $6 to $15 per square foot, with quartz aggregate finishes at the upper end of that range. What moves the figure is almost always the concrete underneath:

How Long Does It Take, and When Can We Swim?
Timing depends on the deck: square footage, how much repair the slab needs, and whether an old coating has to come off. A deck in good condition moves quickly; one with widespread spalling does not. Curing runs on its own clock and we don’t compress it:

These are return-to-use guidelines, not a promise of full cure. The selected system, site conditions and Javier’s project-specific instructions determine the actual timing.
Keep the pool covered or the area closed off during the cure so nothing splashes onto a surface that hasn’t hardened. And if rain is coming in that would compromise the cure, Javier moves the job rather than pushing through it — that decision protects your floor more than any material choice.
The pool itself never needs draining. We protect the water surface and the equipment throughout, and we can work in sections on larger decks.
Why Ordinary Coatings Fail Outdoors Here
Standard epoxy on its own doesn’t belong outdoors in Florida. Under constant UV the resin goes chalky, color shifts toward yellow, and the surface starts letting go. That isn’t just cosmetic — once the film breaks, water and pool chemicals reach the concrete again.
Our outdoor decks are built differently. The base coat is UV-stable, and the finish is polyaspartic, which is the layer actually doing the work: UV stability, chemical resistance against chlorine and salt system residue, and abrasion resistance under foot traffic. The sealed surface is continuous and non-porous, so chlorine, salt and sunscreen sit on top and rinse away instead of soaking into the slab.
What’s Actually Involved
Step 1 — Repair and preparation. Pool decks rarely start clean. Spalled sections get cut back and rebuilt, cracks are filled, and any existing coating is ground off. We diamond grind the whole slab to open the surface so the new system bonds mechanically into the concrete, then vacuum everything clean. On an older deck this is where most of the work goes, and it’s what determines whether the finish holds.
Step 2 — Color and texture. A pigmented base coat goes down and the flake or quartz aggregate is broadcast into it while wet. Once set, we scrape the surface back and vacuum so it’s comfortable on bare feet.
Step 3 — Sealing. Polyaspartic topcoat with the non-slip additive worked in. That’s the layer facing the sun, the chemicals and everyone’s feet for the next several years.
We coat surrounding areas at the same time where it makes sense — patios, lanais and screen enclosure floors, walkways and steps — so the outdoor area reads as one continuous surface rather than a patchwork.

Upkeep is minimal: rinse the deck down, sweep it, mop occasionally with a mild cleaner. No resealing schedule, no grout to scrub, no annual resurfacing.
That comes down to the topcoat. The polyaspartic finish carries the UV stability and the chemical resistance against chlorine and salt system residue, and the sealed surface is continuous and non-porous — so nothing soaks into the slab in the first place.
