Describe the Outdoor Space Before Asking for a Price
A useful patio or lanai coating estimate starts with the actual area, existing surface and exposure. Whether your Palm Bay space is open, screened or enclosed, explain how it is used and what needs evaluation before choosing a finish.
Arrange the project discussion through the patio and lanai floor coating service. This checklist does not establish a universal project minimum or promise that a coating fixes drainage.
Measure and Photograph the Whole Area
- Approximate dimensions and any adjoining areas you want included.
- Wide photos showing the layout and access.
- Close views of existing coatings, cracks, pits or peeling areas.
- Doors, thresholds, edges and fixed objects near the proposed work.
Photos can help explain the condition, but they do not replace the assessment needed for a project-specific estimate. Make clear which surfaces are inside the requested scope.

Explain Sun, Rain and Water Exposure
Tell the installer how enclosed the space is, where sunlight reaches it and whether rain enters. Identify places where water collects and explain when it happens. A screened lanai should not automatically be treated as an interior room for system selection.
Ask which system is suitable for those conditions. DJ’s Metallic finish is for interior applications; do not assume a decorative interior reference can be specified for an outdoor patio.
Separate Preparation From Drainage and Structural Issues
Ask how the existing material will be assessed and which concrete corrections are needed for the coating installation. Grinding and necessary repairs belong within that preparation discussion, rather than a separate repair service at DJ.
A coating should not be expected to correct the cause of standing water, structural movement or slope problems. Ask what needs further evaluation before a finish is chosen.
Compare the Complete Written Estimate
- Measured area, system and selected finish.
- Removal, preparation and included concrete corrections.
- Edges, transitions and any excluded surfaces.
- Access, belongings and return-to-use instructions.
- Applicable written terms for the exterior project.
For the broader outdoor planning discussion, use the patio and lanai coating guide. For concrete immediately around a pool, request a separate assessment through the pool deck coating service.
Questions About a Patio or Lanai Estimate
Can a photo give an exact installation price?
Photos help communicate scope and condition. A final quote requires evaluation of the actual floor and proposed system.
Does the coating guarantee a cool or non-slip surface?
Do not assume absolute temperature or slip performance. Discuss exposure, texture, maintenance and technical information for the proposed system.
When can I move furniture back?
DJ’s general guide after completed installation is approximately 8 hours before walking and 72 hours before vehicles or heavy use, subject to the selected system, conditions and Javier’s project instructions. These references are not a promise of full cure or a fixed installation schedule. Ask specifically about furniture and other concentrated loads.
Discuss Your Actual Floor
Request an on-site flooring estimate or call (321) 398-1343. Explain the existing surface, approximate area and intended use.
