Those are starting points for a slab in decent shape. What moves the number is almost always something we find on site: an old coating that has to be ground off, cracking that goes beyond surface repair, oil that has soaked deep enough to need treatment, or moisture coming up through the concrete. None of that is visible in a photo, which is why we don’t quote garages over the phone anywhere in the county.
Standard crack and pit repair is part of the quoted price. We don’t itemize it separately and bring it up on installation day.
How Long Does It Take, Start to Finish?
A standard residential garage is a one-day install. Grinding, base coat, flake broadcast and topcoat all happen in the same visit. You empty the garage the night before, we arrive in the morning, and the floor is done before we leave.
What takes longer is the cure, and this is the part we never compress to fit a schedule. Give the floor 24 to 48 hours before walking on it, and 3 to 5 days before parking a vehicle on it. A car driven onto a floor that hasn’t reached full hardness will mark it, and that’s the single most common way a good installation gets damaged in its first week. Javier gives you the specific dates for your job before he leaves the site — not a general guideline, your actual dates.
Is a Beachside Garage Different From One Inland?
Yes, and it’s worth understanding why. On the barrier islands — Cocoa Beach, Satellite Beach, Indialantic, Melbourne Beach, Indian Harbour Beach — you’re dealing with salt in the air, sand tracked in constantly, and garage doors that spend a lot of the year open to humid ocean air. Bare concrete in that environment doesn’t just get dirty; it stays damp and slowly breaks down at the surface.
Mainland garages in Viera, Rockledge, Palm Bay or West Melbourne have a different profile: less salt, but often larger slabs, more vehicle traffic, workshop use, and newer concrete that may still be releasing moisture if the house was built recently.
The system we install is the same industrial-grade epoxy and polyaspartic build in both cases. What changes is the preparation and the moisture assessment Javier does before quoting. A sealed, continuous surface means there are no seams and no porous concrete face for salt, sand or water to work into — the floor cleans with a mop rather than a pressure washer.
What Actually Goes Into the Floor
The whole job comes down to three things, in this order of importance:
The grind. We diamond grind the entire slab down to sound concrete and open the surface so the coating bonds into it mechanically instead of resting on top. Cracks and pits get repaired, and everything is vacuumed clean before a drop of epoxy goes down. This is the step nobody sees and the one that decides whether a garage floor is still holding in year five.
The flake. The epoxy base goes down and the flake is broadcast into it while it’s wet. Once cured, we scrape the surface back and vacuum it so it’s comfortable underfoot rather than sharp. Flake is what most Brevard County garages get — the texture gives traction when the floor is wet, and the color blend hides minor imperfections in the slab. Quartz is available where a heavier-duty surface is called for, at a higher price point; we break down how the flake and quartz systems compare in detail. Metallic finishes are interior-only and not something we recommend for a garage.
The topcoat. A polyaspartic clear coat seals everything in. It carries the abrasion resistance, the chemical resistance against oil and brake fluid, and the UV stability that keeps a floor from yellowing when the door is open and Florida sun is coming straight in.

Anything genuinely exposed to weather carries a 5-year warranty: the driveway apron outside the door, patios and lanais, and pool decks. Constant sun, UV and thermal cycling are a harder job for any coating than a covered interior slab. We’d rather give you the accurate number outdoors than a promise the material can’t carry, and Javier will tell you exactly where the line falls on your property during the estimate.
